TERMS AND CONDITIONS

AUCTION REGISTRATION AND SALE SITE: The auction will take place on Saturday, October 24, 2009 at The Fairfield Inn & Suites, located at 175 Alford Drive, Weatherford, Texas 76086. Registration begins at 9:00 A.M. (CT). The sale begins at 10:00 A.M. (CT).

PROPERTY PREVIEW: All properties will be available for preview beginning Friday, October 2nd thru Friday, October 24th, by appointment only. The listing agent contact information can be found online at www.AcceleratedRealEstateSolutions.com. Drive-by inspections are welcome.

BROKER PARTICIPATION: We invite real estate broker and agent participation. A commission equal to 3% of the final bid price (before the inclusion of the buyer’s premium) for purchases made by the undersigned buyer, will be paid to Brokers/Agents who have duly registered as a “Registered Broker/Agent.” The Broker Participation Form must be received by Accelerated Real Estate Solutions prior to Buyer submitting bid(s) online or 24 hours before live auction date. Please review the form for eligibility and instructions.

TERMS: Can submit offers and/or bids online at www.AcceleratedRealEstateSolutions.com up until 24 hours prior to Live Auction Date. Seller has the right to accept any offer/bid prior to Live Auction. If no offers/bids are accepted, property shall be sold at public auction Saturday, October 24. Onsite auction financing is available. Sold in AS IS CONDITION ONLY, NO CONTINGENCIES. Successful bidders must make a five thousand dollar ($5,000) non-refundable deposit per property at the conclusion of the auction in the form of electronic wire, cashineeer's check, personal or company check with a bank letter of guarantee, sign a real estate sales contract with the balance due at closing. All auctions are subject to seller approval. Most sales are approved within 7 days. A 10% buyer’s premium will be added to the bid price to determine the final contract price.

Buyer’s Premium Example:
Bid Price: $100,000
Plus 10% Buyer’s Premium: $10,000
Total Contract Price: $110,000

CLOSINGS: Time being of the essence, these sales shall be closed on or before 30 days after the auction date. The seller will pay for preparation of the deed of conveyance, and all ad valorem taxes up to the date of closing. HOA fees and condominium assessments, if any will be prorated up to the date of closing. The purchaser will pay all other closing costs associated with this sale.
